Edifice Engineering to undertake the specialised dismantling of 49 apartments before reconstruction begins

SNN Raj Corp has commenced the precision-controlled demolition of 49 apartment units at SNN Raj Etternia, its premium residential development comprising 972 homes in HSR Layout, Bengaluru. All 49 affected customers are awaiting the reconstruction of their homes.

The demolition, which began on August 28, marks the next stage of the company’s voluntary decision to rebuild the affected apartments following the discovery of an error in a soil investigation report prepared by an external agency.

The highly specialised operation has been entrusted to Edifice Engineering, one of India’s leading controlled-demolition specialists. The company will employ advanced engineering methods designed to protect neighbouring residents, occupied buildings and surrounding infrastructure.

The demolition process is expected to be completed within six months, following which the reconstruction of the affected apartment block will commence.

Safety at the Centre of the Demolition Plan

Commenting on the project, Mr. Anuj Sanjay Jain, Director, SNN Raj Corp, said, “Our foremost consideration while planning the demolition was to ensure that the process is carried out with the highest level of safety and causes minimum inconvenience to residents and the surrounding structures.”

He added that Edifice Engineering was selected for its experience in executing complex demolition projects within restricted urban environments.

“Their precision-led approach and use of advanced techniques such as diamond cutting give us the confidence that the structure can be dismantled systematically and safely. With several families living within the larger development, it was important for us to entrust this exercise to a team with proven expertise in systematic dismantling,” he stated.

Reconstruction Follows Soil-Testing Report Error

The decision to reconstruct the apartments followed the identification of an error in a soil-testing report prepared by an external agency engaged for the project’s geotechnical investigation.

Fresh investigations commissioned by SNN Raj Corp reportedly revealed that a critical borehole reading had been interchanged in the original report, resulting in an inaccurate assessment of the soil conditions at the concerned location.

Although the buildings had received an Occupancy Certificate and showed no signs of structural distress, SNN Raj Corp decided not to hand over the affected homes. The company said the decision was taken to prioritise long-term structural integrity over commercial considerations.

The matter was voluntarily communicated to the relevant regulatory authorities, and the required approvals were obtained before the demolition process commenced.

Precision Engineering for Systematic Dismantling

Unlike conventional demolition, the affected structures will be dismantled through a carefully controlled and phased engineering process.

Advanced diamond-cutting technology will be used to dismantle structural elements systematically while minimising vibration, controlling dust and protecting the adjoining occupied buildings.

Mr. Jigar Chheda, Partner, Edifice Engineering, said, “This is a carefully planned engineering exercise where every stage of the structured dismantling is executed in a controlled manner. Advanced demolition technologies and precision diamond-cutting methods allow us to systematically dismantle the structures while ensuring the highest standards of safety for neighbouring buildings, residents and project personnel.”

Strengthening Quality-Assurance Protocols

SNN Raj Corp has completed fresh soil investigations across the affected area and plans to undertake multiple independent soil assessments for its future developments. The reconstructed buildings will also undergo independent third-party verification before completion.

The company’s existing quality-control systems include in-house concrete batching plants, laboratory testing of concrete strength, certification of every steel batch and testing of construction aggregates. Additional verification layers will now be incorporated into its geotechnical investigation procedures.

Advanced aluminium formwork, commonly known as Mivan technology, will continue to be used during reconstruction to provide greater dimensional accuracy, consistency and structural quality.

A Commitment to Responsible Development

SNN Raj Etternia comprises 972 apartments, of which only 49 will be reconstructed. The demolition and reconstruction activities are confined to the affected block and will not impact the remaining development.

By undertaking the demolition, reconstruction and customer compensation at its own cost, SNN Raj Corp has emphasised its commitment to transparency, accountability and long-term construction quality. The initiative highlights the importance of responsible decision-making and rigorous technical verification in residential development.
