India’s logistics and warehousing sector is witnessing a decisive geographic shift, with Western India—led by Maharashtra and Gujarat—emerging as the country’s primary growth engine, driven by infrastructure expansion, industrial demand, and supply chain modernization.

Recent industry assessments indicate that Mumbai alone accounted for approximately 42% of India’s warehousing absorption in early 2026, while Mumbai and Pune together contributed over 80% of total leasing activity, highlighting the region’s strategic importance in the national logistics landscape.

Industry experts attribute this concentration to high consumption density, strong EXIM trade flows, and proximity to key industrial clusters, positioning the western corridor as the most efficient supply chain network in the country.

“The ongoing consolidation of warehousing demand into high-performance logistics clusters reflects a long-term structural shift. Western India is clearly at the forefront of this transition,” said a senior analyst at a leading real estate consultancy.

Infrastructure Push Strengthens Maharashtra’s Logistics Leadership

The growth momentum is further supported by Maharashtra’s ambitious investment roadmap, targeting ₹30 lakh crore in inflows, with logistics infrastructure identified as a core pillar.

Large-scale developments—including integrated logistics parks in Navi Mumbai and continued expansion of established hubs such as Bhiwandi—are enhancing the state’s ability to support high-volume, technology-driven supply chains.

Additionally, infrastructure upgrades such as improved expressway connectivity and multi-modal transport integration are expected to reduce transit times and optimize distribution efficiency across key corridors.

“The focus is now on creating integrated, scalable logistics ecosystems that can support future demand across sectors,” noted an infrastructure policy expert.

Gujarat Strengthens Position as Industrial Logistics Powerhouse

Parallel to Maharashtra’s growth, Gujarat continues to consolidate its position as a high-efficiency industrial and logistics hub, supported by strong policy frameworks and connectivity.

The Ahmedabad–Mumbai economic corridor is playing a critical role in facilitating faster cargo movement and business integration, while the state’s industrial expansion across sectors such as chemicals, engineering, and pharmaceuticals is driving demand for specialized warehousing solutions.

“The western corridor is evolving into a fully integrated logistics and industrial ecosystem, rather than just a transit route,” said a supply chain strategist.

Demand Shifts Toward Technology-Driven Warehousing

The sector’s growth is being underpinned by structural demand drivers, including:

• Rapid expansion of e-commerce
• Manufacturing scale-up
• Increased reliance on third-party logistics (3PL) providers

These trends are accelerating the transition toward Grade-A, technology-enabled warehousing, with a strong focus on automation, digital tracking, and operational efficiency.

“Efficiency, scalability, and resilience are now baseline expectations in logistics operations. Technology adoption is no longer optional,” said a senior logistics industry executive.
